A buyer's agent costs you, the buyer, NOTHING!!!*

A buyer's agent is paid by the home Seller, when a home is sold. The cost of paying the real estate professionals is figured into the price of a home, when it's listed for sale through a real estate company. So, whether you choose to have an agent represent you or not, esssentially, the home seller is paying for his agent (the selling/listing agent) and your agent (the buyer's agent).

My job is to look out for your best interests.

When you're driving around, searching for your next home, remember: THE REAL ESTATE AGENT WHOSE NAME APPEARS ON THE YARD SIGN IS WORKING FOR THE SELLER. His/her job is to get the seller the highest and best possible price for the home that is being sold. You, as a buyer, should have a separate agent working for you, as a transaction broker, to look after your best interests, at no cost to you.*

Buying a home can be a confusing process, with all of the new laws and new forms. It is important that you work with an agent that has a strong internet presence, as I do. I stay abreast of current real estate information, statistics and trends and form social networks with other REALTORS across the country. Thus, I regularly write articles for my blogs and I have several networking sites on the internet. My job in helping you with the homebuying process, is to make your search as easy as possible. As a buyer's agent, I will:

♦ be sure that you receive and understand the Good Faith Estimate of your itemized closing costs.

I will help you buy the home that suits your wants and your needs; the home that YOU want to buy.

Looking for and buying a home can be an emotional experience. My job is to alleviate many of the headaches that go along with it.

Upon finding the right home, I will:

♦ review recent sales in the area to be sure that you are not overpaying for the area. 

♦ help prepare the offer to purchase, with the necessary contingencies to protect you. I will prepare the supporting documents.

Once we have completed the negotiations, I will:

♦ work smoothly with your mortgage company.

♦ help you in scheduling the roof, termite and general inspections.

♦ make sure that any necessary repairs get done, if inspections are acceptable.

♦ make sure the appraisal has been scheduled.

♦ make sure the survey has been ordered.

♦ work smoothly with your homeowner's insurance company.

♦ work smoothly with the title company handling the closing, to be sure all title work is clear and completed on schedule.

KEEP YOU INFORMED.

♦ remind you to call for utility hookups.

♦ request and review your closing documents prior to closing.

♦ accompany you to the walk through inspection.

♦ schedule and accompany you to the closing.

♦ assist you in any moving accomodations, if necessary.

♦ follow up with you the home buyer, after the sale...

♦ and most importantly of all...

I will make sure you are 100% satisfied!
